Well stick around because in this video I'm going to show you 5 actions to take on Instagram to grow your audience, create authority and ultimately position yourself as the “go to agent” in your market.

Well stick around because in this video I'm going to show you 5 actions to take on Instagram to grow your audience, create authority and ultimately position yourself as the “go to agent” in your market.

So do you struggle when it comes to Instagram, (or social media in general). The good news you are not along. Many agents tend to look at the app and all of it's features, and like I said, they don't know what they are supposed to do with it. In this video, I'm going to give you 5 tactics that have worked really well for me, but first let's do a brief overview of the various components of this platform. 

The Feed 

This is what you want people to see when they come to your profile. As well, anything you post be it a 1 minute or shorter video or static photos, shows up in your audience's feed. So this is where you want to make sure that what you post is your finished, well edited product.

Reels

Reels is a relatively new feature and is Instagram's answer to the popularity of Tick Tock but it's not Tick Tock so you won't need to dance around. What Reels are, are 15 to 60 second videos and are actually quite fun to create. You can get really creative with these by adding text and music. Currently in 2021 Instagram is really pushing Reels so it should be one of your main features to concentrate on as your organic reach will be so much greater then posting photos in your feed.

Stories

Stories are big! Stories are 15 seconds long and can consist of text, photos or/and videos that are only available for 24 hours. One of the cool things is that they play for the viewer in sequence. This is where you can build real, raw authentic connection with your audience. If you follow me on Instagram or you have watched my other videos, I keep on talking about the “Know, Like and Trust” factor. Through our online exploits we want people to get to know us, like us and trust us. Once we have trust, they will do business with us. Using stories, we can give our audience a “Behind the scenes” view into our lives. Trust me, people love to see the authentic “you”. Think about how popular HGTV and other reality TV shows are. Create your own using Instagram Stories.

IGTV

This is for well produced, long form video that you want your audience to sit down and dive into a topic, an interview with a local store owner or watch a feature length video walk through of a property. 

Live

Instagram's live feature is up to 4 hours in run time and can really be used anytime. Think of yourself as a reporter on scene when you are covering events happening in your community or running virtual open houses.

So now that you know the features, let's dive into 5 tactics to put these features to use.


#1: Post 3-5 times per week into your feed. Remember, this is what people will see and quite often is the their first introduction to you. So when posting you DO NOT want your feed to become a series of Just Listed and Just Sold pictures. I can't think of anything more boring then that. You want people to follow you and get to know you. So...20% of your feed can be Real Estate related. The other 80% should be community, lifestyle, family etc. This is the content that prospective clients will get to know you from, so show them who you are, what you like to do and the community you live in. Here is a pro tip: Have yourself in these photos and or videos. My posts where I take a selfie or a pic of myself always does way better with organic interaction then if I'm not in the photo. Who would have thunk it, people want to see me?

Tactic #2

Create a minimum of 3 stories per day. 3 stories per day seems to be great for Instagram's algorithm. My organic reach increases significantly when I consistently post 3 per day. So, now the question is “what do you post”? Think of your Stories as your own Reality TV show. Create 15 second videos of what's happening, thoughts that have come to you and fun things you see or hear in your day to day life. Now this may seem slightly narcissistic but trust me, your audience wants to see this and what better way to get to know you then to see your authentic, raw self. And above all, have fun with your stories as they only last 24 hours. 

Now Tactic #3 is all about increasing your audience. It's called the Buck Eighty technique. If you follow me, you will have heard me talk about this before. Using the search function. The spy glass at the bottom of the app. Click on it, then in the search bar, from there, choose either tags or places from the top menu. By choosing tags, you can search hashtags that are relevant to the audience you want to create. These hashtags can be about your community events or hobbies you may have in common. For each hashtag you search, comment and like the first 9 posts. Now if you choose Places at the top menu, you can engage the geo-tagging function of Instagram. I personally think this is an amazing way to connect with local businesses. So from the Places menu, choose locations near you. From here, choose the recent posts menu. Now just like using hashtags, comment by saying something nice, and like the first 9 posts. Do this 10 times. Basically what you are doing is giving your two cents on 90 posts. Hence the term “Buck Eight”. Do this technique consistently and over time, I'm talking months here, your following will increase significantly. To make your life really easy, there is a great Buck Eighty extension for Google's Chrome internet browser.

Now for Tactic #4 we're going to flip the script from Tactic #3. When you are out and about, make posts from locations around your community and use the geo-tagging function within Instagram to essentially tag a business or landmark. So the next time you are having a wonderful craft beer at your local, make sure to post a nicely curated photo with a complimentary write up about the beer and tag your local. This will help you become the digital mayor of your town as well as business owners love the free props you are giving them. 

Tactic #5 is going to take a little planning. This is going to be long form video for your IGTV channel in Instagram. What you are going to do is go around your town or neighbourhood and interview 30 business owners in 30 days. Each video will be a feature of their business. This will help you to be known as the digital mayor of your town as well as spread a lot of love to those businesses. Remember the law of reciprocity?
